An important part of our role is to find and keep quality tenants in the properties we manage. Our thorough selection process fully investigates the applicant’s rental history past and current employment details, financial stability and identification details of applicants. We also check each and every tenant on two Tenancy History data bases.
A large majority of our tenants are found through our extensive network of Relocation Agents and our direct relationships with HR departments of Global organizations.
Prior to a new tenancy we thoroughly assess your property and complete a detailed report outlining it’s condition. Photographic records will also be kept on file. General inspections are then conducted at least twice a year. An inspection report advises you of the state of your property, how well the tenant is maintaining it and what repairs are required. Our Property Management team has excellent contacts in every field required to keep your property in its absolute best condition. All our tradespeople are fully licensed, insured, they guarantee their work and are extremely cost competitive.
Disputes with tenants are uncommon and are generally expediently resolved by our Senior Property Manager. Should a satisfactory result not be gained through negotiation an application will be made for a Consumer Trader and Tenancy Tribunal hearing, at which we are able to prepare a case to represent the landlord’s interests.
We strongly recommend that all owners take out Landlords Insurance policy. There are various policies available through most insurance brokers. We are not legally able to provide any financial product advice on insurance and ask that you please seek your own legal/professional and financial advice in order to secure a policy that will suit your needs and situation.
